Oh! Yeah, I'd fire my PM is they ever asked me that.  I agree with Deanna, top 10 list for sure.

The tenant ended up living for about 3 more months after this post was made.  Because of several of the suggestions posted here I was able to offer some advice that the mother took action on to get some rent assistance.  A home hospice moved in for the end of life care and they made a contribution to the family's rent.  Their local Catholic church made a similar contribution on their behalf and as of today, they are still almost a full month behind on rent, but continue to make significant progress in getting it fully caught up.  Now I am aware of at least two organizations worthy of my charitable donations in the future.

At the end of the day, I still have a paying tenant, I was able to make a difference in someone's life when they really needed help and they still have a place to live and are not having to deal with being evicted at the same time as losing a loved one.  If the worst case scenario had come to be then I would have been out a couple months rent and had to rehab a unit that has been in rough shape since I acquired it with this tenant already in place.  

I know the "best practice" is to follow the advice of those who say this is a business and compassion will only cost you money in a situation like this.  I've never been one to play by the rules, so I'm glad my chosen path worked out and I am pleased with the end result.  A huge thanks to all who offered their input here.  I truly appreciate the support of the BP community.

quick numbers:

$135,000 asking

$27,000 down payment (20%)

$108,000 mortgage at 5% (guess) = $580

Taxes $1200/year = $100/month

Insurance $1200/year(guess) = $100/month (guess, shop around)

PITI = $780/month (meets 50% rule)

plus

10% vacancy = $175 ($1740 rent x 10%)

10% management = $175

10% capex = $175

Sewer/Water bill (I find it hard to believe that tenant pays this) = $150/month (guess)

trash/snow removal = $50/month (guess)

10% miscellaneous (advertising, cleaning, buffer, etc) = $175/month

totals = $1680

cash flows = $1740-$1680 = $60

Essentially, you will break even if you turn it over to a property manager and are never involved in the day-to-day operations.  hopefully! maybe! very doubtful!!!

if you could get it for under $120K, it's a much better deal!  you could get a better interest rate still.  shop around for cheaper insurance.  maybe the tenants DO pay the water bill...in that case, you might be ok!

what's a "make ready"?
I just took $24K personal loan to purchase an auction property. it was at 10.1% for 7 years. Payment is $448/month. I plan to sell it and make around $40k, depending on capital gains taxes. or, if I rent it, I could get $1100/month and pay it off in 7 years.

@Patrick Liska, Answers to your questions in order: No previous rehabbing experience, when I say we're handy it means we can install flooring, pour concrete, and things to that effect... I'd say putting up drywall would be a big stretch. We would be comfortable being a landlord to people close to our age (pretty good at the Good Cop (me), Bad Cop (fiancee) thing). The multi family/house hack option has been the most attractive to us... do you have any thoughts on specific areas around Austin or is that just the strategy you'd take?
@Kris Wong, @Thomas S. since it looks like you're the only local who's commented on this so far what have you found to be successful as an investment? Your thoughts on living in an area we WANT to live in is great, neighborhoods we've loved have been pricey (mostly hugging the river on the north or south between Zilker Park and East Riverside)

 Nope, my answer doesn't change.  You really need to ask yourself why you want rental property?  Most people say "freedom", but until you have enough properties that you can "afford" a PM, you will most likely manage them yourself.  Guess what?  You just created another job.  Now, say you don't have a mortgage, your cars are paid for, no student debt...how much could you really save...$40, $50, $75 grand a year?  Times a few years = $200k +(cash) in the bank.  With no debt, how much do you really need to live a modest life? To each his own.  I've bought, owned, sold, rehabbed, etc...til I could puke.  I tell ya though, cleaning up some one else's filth will really teach you the meaning of life.  It's a tough lesson!  Good luck!
