Post: Advice for dealing with a troubling tennant

Hey guys, This is my first time dealing with a "problem Tennant". I am unsure how to tackle this issue and hoping I can get some advice so I do not end up costing myself more time and money. I have a tenant that has never paid rent on time and is currently behind on payments. I have tried to work with them and come to an agreement on a payment plan and have had no luck. I received multiple complaints (duplex) from the neighbor who has been a great long time tenant. Complaints like noise complaints, smoking in the building, and leaving garbage out in the open. I fear that if I do not start the eviction process I can lose more money on unpaid rent and lose my good Tennant on top of that. The county ordinance says they require a written 5 day notice to the Tennant to come up with the unpaid rent before you can start the eviction process. Should I go ahead and send a written notice or should I try to approach the Tennant and ask if they are willing to break the lease and move out within x days? Any advice would be greatly appreciated, Thanks Jeff

Hey guys, I am interested in property that needs a lot of work. Based on what I saw I am not too worried about the work that needs to go into it. One thing I found concerning was the description of the property in the MLS. The listing says "buyer to assume any and all building violations and is responsible for village required repair if any". I am planning on going to the village and asking if they have record of any violations or liens on the property at this time. The only thing I noticed is there is a $500 ticket on the door for unsightly conditions. Are there any specific questions any experienced rehabers would recommend that I ask? Thanks in advance!! Hey Guys, My house has a half bathroom in my basement. At first I assumed it would be fairly simple to convert it to a full bath. In order to make the space for the shower or tub (have not decided) I figured I would move the toilelet and slightly move a wall. After doing some research I am seeing a lot of warnings about doing a job like this. Particularly that I may be fined if I ever decide to sell. Would anyone be able to advise how tricky/ difucult it is to get the proper permits and permission to convert my half bath to a full bath? Thanks in advance, Jeff

Hey Guys, I am looking at a property that needs some work (Chicago land area). The thing that concerns me most is the drive way. This is something I have no experience with and have no idea as to how much a job like thIs may cost. I was hoping someone could give me some advice, as to what a fair price would be per square foot. Hello, I am currently interested in buying my first small home. This one house I am very interested in unfortunately does not have a garage. This is somewhat of a big issue for me as I restore cars on the side. The homes adjacent to the house of interest do have garages therefore I am sure that zoning permits there to be a garage. My question is if someone out there knows the process for constructing a garage and the costs incurred? The property is located in Chicago Illinois and is in Cook county. Any advice or information would be greatly appreciated. Thank you for your time, Jeff

Hello, I am currently interested in buying my first small multi family to house hack and to see if I am cut out for the business. I am wondering if I do someday start my own company would it be possible to transfer title of any properties under my name to the company? If so, would this be a wise decision? Thanks for your time
