Thanks for your response. Yeah I am not sure why she is upset. I tried being honest with her and telling her it's for personal reasons and she immedietly tried to intimidate me with potential legal action.

Hey guys,

I recently made a cash offer on a property that was accepted through an LLC.

I have to pull my offer for personal reasons. I have not given any earnest money.

The realtor got upset when she learned I was pulling my offer and said that the LLC can be sued and that the earnest money has to be sent.

Do I have xasuse for concern?

The purchase price is 33k with 2k of earnest money I have not yet sent.

Hey guys,

I'm looking at a couple properties in the Lake Delton and Baraboo areas. The properties I'm am looking at are under $100k are habitable but need work.

Does anyone have any experience working with lenders that fund properties under $100k?

Hey guys,

I am looking to do my first BRRRR. I found a house that needs a lot of work in a decent area. Problem is the town where the home is located is notorious for being difficult. This makes getting FHA or 203k Loans is quite difficult for what I hear.

I have an opportunity to use some hard money on really affordable terms. If I do choose to exercise this option and go the hard money rout, would you guys recommend me putting the house on a legal entity or just sign the title myself?

Any reason as to why a 203k loan may be preferable? I understand the loan terms are far better but the time constraints and all the nuisances involved with getting the money to do the repairs seem to not be worth it.
