Hey,

I’m a newbie to real estate in the Baltimore area and I’m trying to figure how to get a ballpark number for rents. What are good resources to get accurate rents?

I have my first property under contract right now... it’s a 3 bed 2 bath 1900 sq ft detached house in Catonsville, MD.

I have some idea of what it could rent for around $1800 - $2100 from realtor sites and rental ads. But I need information and comps.

@Tim Winter Thank you for response! You are right I don't have my real estate license so I gotcha. And yeah I was worried about doing long-term deals with family like you mentioned. I'm trying pull any potential fires with a solid contract before they happen so Thanksgiving dinner doesn't taste different next year.

I'm buying my first property a 3 bedroom 2 bath house for 115k in one month in the D[M]V area. The property will be valued for around 315k once rehabbed. We are using seller financing for the loan for 15 years with 2.00 % APR and I'm covering all the attorney fees. The seller is a relative. I planned to BRRRR the property.

Is there anything I should include in the contract with the seller when buying the property? Or any additional advice will be helpful.
