Yes! I was always asked for the review 24 hours after the guest checkout. This is just a reminder message for guests to review their stay. Putting myself in the guest's shoes, I not thinking about the review when checking out and traveling home (if it was a great stay)...I'm thinking of getting gas and grabbing food before hitting the road.

This is part of my script when asking for a review the next day:

"I would really appreciate it if you take 2 minutes to leave me a review on Airbnb about your stay. If you have any feedback or recommendations, either positive or negative, please send me a message so I can make all my future guest's stays as enjoyable as possible. "

I've gotten recommendations like switching to sponges instead of dishcloths and more. Hopes that helps!

Hey!

A fully stocked spice section in the kitchen. The basic spices that a home chef would need while preparing a meal. It’s a small amenity that helps with 5 reviews. Most people making a specific recipe will bring the necessary spices. However, for the guests that didn’t remember…it’s a nice touch. I brought spices from Traders Joe for like $25. Or you can try Walmart or your local grocery store.

- Sugar

- Salt/Pepper

- Thyme

- Basil

- Parsley flakes

- Ground Cinnamon

- Chili powder

- Cumin

- Garlic powder

- Onion powder

- Oregano

- Red pepper flakes

- Paprika

- Any other basic spices

No, I didn't make "approval of a STR permit" a contingencies in my offer. I didn't think to do so at the time. This would be a good idea for me to do in the future. Especially in a new municipalities that I'm unfamiliar with STR permitting process. Also, it's depends on my negotiating power and current bids for property.

I would start the process sooner than later. I would say apply for the STR permit right after your offer is accepted and all inspections/contigencies results are back in and pass your standards. I'm in Deep Creek Lake, MD and the TVRU/STR permit process could take around 30 days from application to inspection to and approval according to my real estate agent (they also own STRs in the same area). I walked my property for the first time during my home inspection day. After my home inspectation finished with no major issues, I went to the county office and talk with the TVRU dept in person (could have been done by phone or email) to start the application and ask questions.

At that point in time, the only two things to stop the deal was my financing contingency or not getting an STR permit. All other contingencies had passed. So the sooner the better to hear back from the TVRU office for me. Luckily for me, my property was already an STR and the TRVU office could just transfer ownership on the current permit and I'll just have to renew when it expires.

Maybe you could provide that for a few extra $ per booking? I'd personally go buy a 6 month supply of chocolate/graham crackers/marshmallows and keep them in the storage closet and just have the cleaning crew throw a package out during the turnover. That would get you some pretty easy 5***** Reviews 


 Thanks, Will for the feedback! I wanted to manage guest expectations with the "(S’more supplies are not provided)" caption while setting the scene. I didn't think of including the smores kit in the welcome basket. I should have considered that when creating the first refreshments buying list. I do give guests snacks during check-in. I'll make this change once my current snack supplies run out and I'll do a re-stock with more smores supplies kits in replacement of a few snacks.

Thanks for the tip! Why give the guests a "no" during the sales pitch!

Thanks, Dado for the feedback! It was a journey to pull together the design and reuse as much of the furniture as the previous owner left behind. Yeah, here are some before pictures of the place when I did my home inspection. The previous owners were running it as an STR as well.

My favorite pieces of furniture is the dining room table set. Yes, it's from Castlery - Seb Extendable Dining Table, 59"-78.7". I wish I had one in my house but it's too expensive lol.

Hey Jonathan! 

I wish I had the attic stock paint cans in front of me so I can double check (they're at the STR) because I made a last-minute switch from my shortlist of colors. I believe the color is Sherwin Williams - Bunglehouse Blue - SW 0048. The actual paint is slightly lighter than the swatch I got from the store.

Also, just in case I messed up here's my shortlist. Sherwin Williams - Favorite Jeans - SW 9147 or Sherwin Williams - Colonial Revival Grey - SW 2832.

Thank you for your feedback! I'm working on my Vrbo listing and it will be published soon! Unfortunately, I'm unable to rent the property as an a mid-term rental with my type of permit (TVRU vacation rentals permit from the county). The longest stay that can legally book for is 15 nights due to regulations. I could switch to the long-term rental permit (30 days or more) with the county if I ever want to do so.
