Glenna! Thank you so much for the detailed review! I'll update my listing with your suggestions. You've asked some good questions that potential guests will be wondering about.

@Michael Baum

Hey! Thank you for feedback! Yeah I was hope people liked the color scheme as much as I did.

As for the City of Oakland STR ban, I'm outside the city limits of Oakland…about 20 mins north the City of Oakland. When I went to the town hall to apply and pay for my TVRU permit. My house was previously zoned and permitted for STR rental. I had to change owners and pay the fees. After talking with front desk person and reviewing the rules and regulations forms they gave me, I was under the understanding that I could not rent my property out for more than 15 nights consecutively without a turn over in between.

With this new information, I will definitely call the TVRU office tomorrow morning and confirm the information that they gave me 60 days ago is correct.

Thank you for the heads up!

@Melissa Nash

Also, yes I’m using PriceLabs to price my nightly rate.

@Tom Dempsey

Hey Tom! Thank you for replying to my post! I know I've just starting my STR journey. However, these are some tips I wish someone would have mentioned to me 3 months ago. "YouTube University" failed me…lol jk.

- I built all of the furniture myself as it was delivered. Depending on size of property. Hire a furniture builder or ask a couple family/friends help to speed up the process. This was my biggest hurdle with no available taskrabbit workers or handyman (booked for months) in my rural location. When I have another STR is a similar location, I'll have a furniture builder ready to go.

- Have a plan and schedule for deposing of all the trash and cardboard boxes. You’ll have a room full of trash that you’ll need to empty periodically. I would have truck to do routine runs to the local dump or get a dumpster at property (if you have the space). Extra cost would be trash removal.

- I used the Zinus Green Tea or Zinus Green Tea Luxe 12 inch mattresses on Amazon.

- I would increase you miscellaneous budget more than want you think you’ll need. The small items add up quickly.

- Ask for unique features and that wow factor. I going to look to more experienced host for that. I’m still experimenting with my new listing.

Good luck! You got this! And message me if you have any questions.

@Tom Dempsey

Thank you for feedback! I was hoping people would like the color scheme! As for firepit/backyard, I can imagine guest really enjoying the hanging chairs. I still have a hang to string light around the firepit but “revenue over ready”.

Thanks again!
