@Jim Haney - not yet - i'm at 8 properties so not quite there and with the current state of affairs I'm contemplating my next near term moves - whether to continue full steam ahead in acquisition or build up liquid funds in the interim.

Great to see a fellow NorthWesterner crushing it. Congrats @Todd Powell and keep the success and drive going.

Following this thread - stumbled across them as I'm looking to move beyond the 10 mortgage Fannie limit this year. Had a brief chat with rep on the phone and they indicated:

5,  7, 10 year ballon payments

30 year amortization

Non-recourse and recourse options

LLC must be established in Delaware - i'll probably just have my California LLC engulf one i setup in Delaware

@Ofir R. - I would heed advice from Bob as he's an expert in this and I will be working with him in the future. Great guidelines to abide by - I have been a little more flexible but its yet to be seen how it pans out since I'm fresh in the market.

Just started myself as well. All you indicated has applied for me except credit score - most applicants I've received have poor scores so I've lowered my criteria in that metric.

Is there an easy way to see if they are a licensed realtor and property management company (besides asking them)?
