Hi there, im looking at a property near St. Edward high school - I've heard a lot of good things about Lakewood but wondering if this particular area is good. Would love to hear thoughts. Thank you!

Thanks so much @Bob Collett - yes, i was looking for ROI percentages so what you provided is great. Makes sense in all you indicated. The last point you mentioned I think is a great one as I wasn't sure which route to consider. Really appreciate the insight!

Hi BP Cleveland,

Wanted to know what are generally good returns on house flip? Also, here are the things that I'm factoring in the flip costs, please let me know if i'm missing anything:

  • Purchase price
  • Renovation costs
  • Realtor fees
  • Closing costs

@Federico Gutierrez what seems like a more realistic number? that is just a target i've heard from a few others although maybe it is indeed too high? while i am new to the game, i did purchase a property in Oregon at the beginning of the year that is doing a little more than that. Perhaps i got lucky. would love to hear what average expectations would be.

Hi Kevin & everyone, I'm newer to BP as well but have been absorbing a lot of the podcasts and forums. I reside in California but like Kevin, its too expensive here for me to invest in real estate let alone even buy property for myself. After discovering BP, i really want to lean more heavily into real estate investing (currently own a condo and house in Portland, Oregon but realized i should broaden my search). After scouring various cities across the nation to identify a starting point to really get started, I am leaning towards Cleveland area. I have the same early goal of Kevin of wanting a minimum of $250 cash flow for each unit and then increasing my goals from there. @Federico Gutierrez - that is a pretty impressive story of scaling up that much in 2.5 years.

I too want to start networking and finding realtors, contractors, lenders, and property managers in the area to work with - if anyone has any references or recommendations, please let me know. Thank you!

Based on the standard opportunity value of cash paying down a mortgage costs $2 for every $1 it saves. Definatly not a wise investment.
