I never pay cash for services rendered and ALWAYS regardless of cost of repairs ask for an unconditional lien waiver that's been notarized at the completion of the project and upon final payment for services rendered.

We use the following protocol on a unit that we suspect pet damage and we will require evidence in case of court, i.e, pictures.

When we do the move out inspection we will pull any area of carpet back to reveal stains on the backing from pet urine that the resident denies they had. This usually works best if you have documentation to support either the replacement of carpet prior to the most recent tenant or certification from your carpet cleaning company that there was no pet damage evident prior to possession by the resident in question. 

Good luck Michael and I wish I were an expert locally in your area. Everyone with knowledge had to gain it from someone and you can't honestly tell me that all had to pay for it other than through hard lessons. Let's promote an environment of networking and mentoring that cost us nothing and karma will reward you.

Watching this and interested in one as well. These are creating quite a stir right now and if you have the land I can't imagine a quicker ROI... Maybe??

@Jeanie Crisp, I have a couple of good contacts in the Dallas area that would most likely do your repairs and invoice you in order to keep the tenant happy if you have a figure in mind that the insurance company will be paying.  Feel free to send me a private message or email me to discuss. No promises but they may be able to help you here. In the end the cost of doing business is sometimes resident retention.
