Every cold season my bedroom walls located where the windows are get moldy all the time. A few questions maybe some experts can help me with -

1. What can i do to prevent mold from building up?  Jeff-(You must first find the source. This issue to me sounds like a bad window. If these are double or triple pane windows you might have a blown seal which allowed the gas charge to escape. This will cause the windows to sweat from the temperature differential from inside and outside. This is most common during the cooler months of the year. You can sometimes change out the panes but most likely you'll need to replace the whole window).

2. Should i replace the insulation and dry wall? Jeff-(I recommend an inexpensive moisture meter to determine where to stop when removing the affected Sheetrock, (you want to have a reading of no more than 17% on your meter otherwise remove it, it's cheap and so is insulation), and would surely recommend replacing the insulation that you find any growth or moisture on).

BLEACH IS NOT A MOLD KILLER ON THESE SURFACES. Beside being a carcinogen it's not effective in killing the roots of the mold. Use only products like Microban, or Shockwave. These are proven to be effective and are also certified by mold remediation companies and industrial hygienists.

3. Do windows need to be replaced? the edge on the windows are also get moldy every cold season.

Welcome Angela! I am  relatively new here as well and hope you enjoy it as much as we do.

I am in Texas and have not heard of premiums being raised for one single claim on a roof however I have heard that if you wait to report any weather related damage to the roof such as hail or damaging wind for too long they can deny your claim when you finally experience roof issues like leaking or missing shingles.

I recommend a roof consultant be involved with your asset to obtain a current condition report and they will usually work with any reputable contractor to be sure that the adjuster is giving you what you should be getting on the repair/replacement of your roof.

    I have been on BP for a little while now and would love to network with people that have similar interests in the multifamily investment world. I have been involved with both sides of the arena as a contractor on the construction and renovation side from 1982-2004 in Michigan in a family owned business and then travelled throughout the united states working for both owner managed and third party managed portfolios from 2004-present. I am currently working as a director of renovations for a very large real estate property management partnership group and have set a goal to own and manage 24-48 units by the middle of 2016 with the aspiration to expand in the central Texas marketplace to no less than 500 units by year 5.

   I grew up in Michigan in a family owned property development business working  tradesman roles such as brick and block mason tendor, concrete form and finish, rough and finish carpentry, sheetrock hang tape and float, electrician in both Michigan and Georgia, plumbing, and HVAC gaining my EPA certification. I have taken business management classes as well as mold remediation classes and energy star rater training. I now oversee the renovations and capital expenditures of 124 communities in 4 cities throughout Texas of which there are residential, mixed use, commercial, and student housing properties. I carry a vast knowledge in vendor, contractor, and ownership relationships as well as interior and exterior customer conflict resolution skills.

I`m looking forward to getting to share and obtain a great amount of experience in the group and am anxious to expand my networking base.
