I am both an agent and investor in the Tampa Bay Area. The market is heating up right now, so I'd say head south. There's a good selection of bank owned properties available. Here's an article I read the other day to back me up lol.

I'm a licensed agent in Florida and use them from time to time. Florida law requires the same broker office disclosure that MD does. I have had problems with code enforcement - some cities are more strict than others. Lastly, if you're a Realtor, your local board and the national board may take issue.

Don't be afraid of investing in older properties that need work. That's how we build equity. My first property was a duplex. I lived in one side and rented the other. It worked great for me. I had a great tenant so there was no problems. Since I was living on property I could stay on top of issues. Go for it!

You'll get a little useful info, but expect a lot of hype because at the end they are going to try and sell you an expensive coaching program. Any time you take to learn something is time well spent, but their goal is to sell you a real estate course or coaching program.
