Make the first deal work, then you can make the decision about whether the risk/reward and effort/reward are significant enough to continue building out your portfolio with similar deals.

@Matt Millem LTRs do okay here in Myrtle Beach if you've got the skills to manage efficiently and can understand the local housing market needs. That's how I got started as an investor in Myrtle Beach before becoming a Realtor.

If you're looking for a cost-effective place to stay, I house hack my current residence on Airbnb for about $50/night in Myrtle Beach. Private entrance to the room overlooking the Waccamaw River.

Good: You could create some management efficiencies. You've also done the research already and know the numbers first-hand.
Bad: Less diversity in your portfolio. If something goes wrong, such as a major hurricane or special assessment from the condo, you get hit double.
