@John Smyth Do you have properties that has been rehabbed already, I am trying to connect with investors in Sarasota or Bradenton since I have one client/seller that lives in New Jersey and moving there. Wanted to package deal that will benefit her and will match timing of her move. If you know any investor in the area please let me know. I have no idea in the Florida area what's the average ARV prices for 3bed 2 bath house specifically Sarasota and Bradenton?

Nick Tang has one in meetup.com "New Jersey Real Estate Investors Association" in 650 Terrace Ave, Hasbrouck Heights, NJ not sure if it is close to where you are but it is one of the meetups up north. You can search it up. There are also meetups by Kyle Jasey in West Orange, then another meetup also mentioned above one in Garwood , then there is also Glen Galucci's meetup mentioned by @Yosy (Jay) Kaidar

@Tim Davis, perfect! Thanks for responding. How's the market in Winter Haven?, if rentals in that area are good and what's typical rent based on your properties that you manage? Not sure too if what's typical rehab cost in that place, since I am mostly familiar in New Jersey but not much on Winter Haven, FL? Like to gut out kitchen and bathroom what's typical cost there?

I know this has been old thread, just in case anyone read this thread, I was able to make Callfire work for me but now the price is 5c/min. I am purchasing the On the Go so no monthly plan since I am trying it out.

@Parth Patel Don't use ZEstimate, always stick to the basic and look for comps, recently sold properties within the area you are trying to look for and base the price on those comps. By the end of the day that is how Bank Appraiser will do estimate if the property is right for the price for Bank to do loan on the actual Retail buyer. Bank will now approve loan if the price is way too overpriced than what it is really worth.

@Steven Caligaris For #1, yes usually it is the seller's responsibility to pay both seller and buyer's realtor commission. But it is all upto your agreement with the seller, sometimes buyer can also shoulder the buyer's realtor commission if buyer has put that into consideration in the numbers.

#2 5% down, are you getting mortgage from Bank and you will be living in one of the unit in the multi-family? I see you also don't have property management, just take into consideration if you are ready to receive all the calls if there is any issue on the unit. You can check Rental and BRRR calculator here in BP. One thing to consider also if you will be retaining any tenants, do they have security deposit since if they left and want their security deposit back you will be the one returning that one. If you are not retaining, you might want to put some rehab budget to do at least repaint (clean carpet or replace carpet) @Brandon Turner has done a lot of webinar live examples how he have calculated numbers.
