@Mary B Good point. If they really want to pay the $10k for leads that we supply. They should not charge the one who is giving the leads.

Hi, Anyone here from NJ and has any tips on how do you get comps in NJ? 

Some of the sites doesn't have the bedroom and bathroom information for NJ. It seems to be NJ is one of the state that you have hard time getting that information. Even in the tax records doesn't have that.

By the way, in line to this question, does this mean e.g. 35% is equity e.g. 100,000 is loan and owner has 35,000 in quity so owner still owes 65K. This mean you can't go below 65k in offering to buy the property correct? Or else it will lead to short sale?

Totally different topic, I encountered when searching for absentee owner. I was just surprised when I saw e.g.

Property at 111 XXX NJ  Owner AAA mailing address is 222 XXX NJ. But if you look at the 222 XXX NJ it is owned by a different owner Owner BBB. And the names is not even similar that it might be a relative or something. It is a totally different individual and also a house.

I wonder if this is legitimate?

I have a question about absentee owner mailing, did you encounter where the Owner's property mailing address "Owner name" is different e.g. 

Owner AAA mailing address is 123 xxx street florida  but when you search the 123 xxx street florida, it is not owned by Owner AAA and name is not even close to Owner AAA name?

Is it not advisable to do wholesaling for short sales? e.g. if mortgage was $100,000 and let' say seller is only at $20,000 and still owes $80,000 to the bank. Does this mean you can't offer below the $80,000 since seller still owes $80,000 to the bank? 

How do you usually approach this as a wholesaler?

Wanted to ask in New Jersey if wholesaling is legal? I saw some article saying net listing is illegal in New Jersey. And wholesaling is almost same definition as net listing. Can you please enlighten if I can do wholesaling in New Jersey legally?
