At least:

- 1000sqft

- ARV at most 500K

- No flood zone

- No underground oil tank

Searching for a sales person in our real estate investment company.

We are looking for someone to come and join our hard working company in the real estate industry. If you are a GREAT salesperson you can earn $50,000 with us, and if you are a STAR salesperson, you can earn well over $80,000. You do not need to have real estate sales experience or be licensed. What will allow you the chance to get this job will be your enthusiastic resourcefulness and motivation to succeed.

This position will involve speaking on the phone and meeting with sellers at their homes. We will provide all of the marketing, all of the pre-vetted leads, and set you up on the appointment. You will go on the appointment and speak with the sellers. You won't be required to work out of an office and can basically set your own schedule. This is a flexible position that has the ability to produce a large income for you. The better salesman you are, the higher your paycheck will be each month.

Roles and Responsibilities:

  • Manage leads in our company's database.
  • Meet with distressed sellers that want to sell their house fast for cash.
  • Build rapport with the seller, overcome objections and get the contract signed.
  • Must be able to follow company's closing sequence.
  • Must be able to manage leads and follow up with prospects.
  • Must be motivated to bring in outside business.
  • Must be a team player and get along with the other staff.
  • Must be good in following up with sellers

Here's what the ideal candidate would look like:

This person is teachable and always trying to improve themselves by reading books, watching videos, reading blogs or whatever means possible. A fast starter and able to use their people skills and talents to build a lasting career. Can follow instructions and is detail oriented.

More about the opportunity and company:

We have a heavy marketing budget for our team which means we provide quality leads for you. We also have a great back office CRM (database) system that will allow you to work remotely.

We work with real estate agents, other professionals and directly with homeowners to provide us with below market value houses. We close fast, buy "as is", have an amazing reputation and can buy an unlimited amount of properties if they fit our criteria. Your job will be to help the company acquire properties from these lead sources by calling them and meeting with them face-to-face. You do NOT need to have a real estate license.

Compensation:

This is a 100% commission + bonuses with quality leads provided for you for FREE. Your average commission per deal will be $1000-$2000, sometimes much larger.

@Mina G.For NJ, try The Roofing Outlet in Hillside, NJ Greg is my contact there you can tell him Jeff of 5B Winthrop PL LLC recommended you . I bought windows from them in one of our rehab down south. They have network of contractors. Window is cheap. They do different parts of NJ if I have not mistaken.

Post: Caution on Craigslist looking for Landlords

Just sharing to everyone specially those who are just starting and trying to find deals on craigslist. I know some people are searching for buyers first by looking for landlords that is offering some rentals. I got into some ads and the reply of at least two of the ads were exactly the same but coming from different email address. I am under the impression it is scam trying to get your personal information. And note that the rental property they are publishing is coincidentally also marked For Sale in zillow. 

I don't know if there are gurus out there teaching to do this kind of ads to get prospect renters for their seller financing. I background check the property they are selling and it is totally in different owner. 

Just be cautious and do not give your personal information even your mobile/phone number, address etc..

@Nicholas Aiola Hi Nicholas, question we have an LLC that was established for purpose of just rehabbing property and we made dissolve date for the LLC this Oct 2018. Is it ok to go ahead dissolve it and i will still be able to file tax for 2018 next year even if LLC is already dissolved on 2018? And do i still need to file annual report for 2018 for it, it was formed Sept 2017 and calendar end date for LLC is I think Sept 2018? Then I assume all bank accounts related to it need to be closed as well prior to dissolve date.

What I learned from Optimum guys. Test speedtest using the app (android or ios). Use internet explorer in computer. Dont use Chrome. For some reason Chrome is slower when used with speedtest.net. 

Another, windows computers using wifi adapter are usually 10 mbps. They can purchase a USB wifi adapter from amazon that can do wifi with speed upto 500mbps and supports 5ghz.

Use newer wireless router that supports 5ghz. And that can support at least 300mbps. The 2.4ghz is old one and has slower wifi.
