@Maurice P. Thanks for that wisdom, Thats where I am now. Making goals and a plan. I heard this saying once and it stuck with me, "If your goal is nothing, you will hit it every time" 

I would always go see the home first! In order to give accurate numbers to your buyers and not waste the seller and your time, go see it!!

I'm with Glenn  I would go  with the husbands qualifications.

If your starting out, pick one market, learn and grow then pick other markets to invest in!! Learning and growing will take you there!!
