If it's a small multifamily like a duplex or triplex I will try to look for owner financing that will be the easiest way to get into multifamily.

That's a really good question, I would say it definitely depends on your experience and cash you have for your down payment. Those are the two things Freddie Mac looks for when financing big deals. Or look for a really good owner finance deal, but you still would need cash for your down payment.

@Erik Beutler How do try buy so many like that?? I'm trying to learn and NEEDING  to rub elbows with these guys so that I can learn how they do it!!!

@Jeff Greenberg  and @Joel OwensThat sounds like a good idea!! I have also looked at a 52 unit and after hearing from you guys I think it would be best to start a little smaller and work my way up.

Karen Schimpf yes, I was told that some banks will take the equity at value and use that to put together a product to purchase the apartment complex. Is that something that you guys do? Or would it still have to be two different transactions where I cash out the equity and then use the cash for the 25% down payment?
