@Joshua Jarvis I work the comps last night. I used zillow and truila to see what was going on around the property. And yes that helps a lot thank you.

@Stephen Talaber When he called me back, I asked him how much he owned on the property, thats when he told me it was paid off.

@PAUL ARNDT I was just riding looking for distressed house, looked up the owners from the city site and wrote a hand written yellow letter to 20 owner. 

@Mike Clark He paid the property off years ago but just moved and never did anything with it. He said he's been think about selling because its just setting. I seen it just riding looking at house and sent him a hand written yellow letter.
