@Christine Rand Welcome!

Make sure to check out the WiscoREIA. They have lots of cations in Green Bay, Appleton, Wausau, Eau Claire and Kenosha. There are a lot of great people in this group. Hope to see you at the next meeting.

If you have any questions, please ask. Love to help in any way I can.

@Daniel Kelly it's likely that you can't roll. Being able to do an in-service rollover is not the norm. You may want to ask your employer for a copy of the plan docs if you want to double check. I have found that most HR employees don't know the docs inside and out. I've also found that most of the plan advisors who come to your employer offering to help don't know either. In-service roll overs are not a common question they get.

Good luck.

@Jamie Burns in the mean time, find some financial friends and other lenders to work with who can help you get to where your going sooner than later. Good luck.

@Justin Windham I've heard they're out there. Never seen it myself. For those that have the ability, they should definitely take advantage of it.

@Danny Randazzo I've never heard of an employer let anyone cash out before leaving the company. Most companies don't allow such moves because the Custodian sets the rules (employers don't typically know what to ask or offer and unwittingly let them control stuff like that; and letting someone take the money hurts their profits and commissions).

Has anyone ever seen this allowed before? I'd love to learn under what circumstances this would happen.

@David Barnett no need to be vilified. We all have our different perspectives and goals. Neither is necessarily right or wrong. It's more about what you need and what makes you the most comfortable. Most people have the majority of their funds in their retirement accounts which is why it's such a big topic.

@Jamie Burns its extremely rare for an employer plan to allow you to roll/transfer funds out before you leave them. I think you should ask them, but be prepared to hear no. Once you switch jobs, the world will open up for those funds.

@Richard M Rachel the easiest way to get higher financing and little to no money down is to acquire the property using hard/private money and then refi a few months later. Regi rules are way easier to navigate than purchase loans are.

Let me know if you need any help understanding how to use the rules to your benefit.

@Justin Windham love my solo 401k. Can't say enough good things about them. Way better benefits in a solo than an IRA. More people should learn about and use them.

There's a great book I recommend about it. It was written by two extremely savvy investors and one of the top attorneys in the country in this space.

I don't get anything for recommending it, but it can be found here...

It's $28 and worth ever penny.
