@Noel R. Hello Noel, I live in the suburbs north of Houston and have been buying b class properties between 125-150k with right below 1% in rents. Getting a little tougher, but can be done. Last one was $145k in Conroe Texas. I did nothing and closed on Friday, listed on Monday, leased on Tuesday for $1400. Feel free to contact me if you want to chat or brainstorm. Jeff

@Wendy Gomez... I just looked at my own discussion for the 1st time in many years and realized that I never saw your comment and thus never Replied. Seeing as that was over 2 years ago, I am not sure if you are still on here.... I have bought and held 3 houses since then and it has been doing great. Would love to discuss more and see how your adventure worked out!

I paid $1275 anually for a $174,000 rebuild value and $3000 deducible for hail from All State for 1st rental property in Spring, TX

Hello All...My name is Jeff from The Woodlands, TX (just north of Houston), and I am ready to pull the trigger on my first single family buy and hold rental. I am somewhat scared, yet very excited. I have listened to many podcasts and read a lot online---probably too much as my brain is swirling with stuff .I have my down payment saved up and wanted to know what might be the best, 1st step. I don't plan on rehabbing and don't want to flip.  just want to buy a local home, rent it out, and then repeat 1-2 more each year. My current mortgage company will be able to do the loan, but wants 25% down.  What is the best way to "shop" better deals that may require only 20% down without having everyone run my credit? Also, anyone have any real estate agents they would recommend that specialize in investment purchases to rent? There is a vast amount of information on here and sometimes I feel I get overwhelmed, but am very appreciative of the content and podcast-----Here is to jumping in the water !!!
