@Dmitriy Fomichenko Solo401K seems like a much better choice for me. Funny I was advised to go SD IRA...

@Steven Hamilton II, yeah that's a tough one to overcome.  Maybe like @Bryan O. is saying, saving this strategy for bigger (or maybe more) deals where you can take advantage of deferring the taxes to a later date and thus snowball the portfolio quicker in inside the solo401k (or at least as fast as outside of it).  But again, do something like this AFTER your portfolio outside of the solok is off and running (at least have ONE rental for "sheltering your income").  Bryan I've also thought of only notes and such for the solok.

@Mark Nolan it looks like you're thinking along those lines too.

@Doreen Chaisson, good info, luckily my self-employment is a little more Craigslist...

@Steven Hamilton II, can you elaborate on why you feel Notes & transactional funding are better for solok than a rental (or flip),  I too am leaning toward not having "physical" real estate in the solok, but instead, be more of a lender.

I read on another post that IRA custodians don't like solo 401k's because they don't get commission. Can someone explain to me the fees & services for a solo 401k vs a SD IRA. I'm self-employed & had someone recommend the SD IRA over the solo 401K, which counters what others on this forum have said (ie. solo 401K is great for the SE)

Another dilemma I have is the fact I want my 1st rental for the tax advantages, IE. I would like to work on it, manage it, etc. - I know that's prohibited. Question is do I have the cart before the horse? Should I acquire 1st property outside of my IRA to get tax advantages THEN acquire IRA properties after that? Thx.

Brian, what if I want to keep contributing to the SEP?  Is there an option to do both SEP & solo401K?

I have a Roth, will I have to use that alone (for wall st.), w/ the solo401K (for REI)?

Thanks for the info. guys. Mark can a SEP IRA be rolled into a solo 401K? I would think so since they are both for self -employed, thx.
