@Paul Sandhu, @Justin Tahilramani, @Kerry Baird  So my take from this is that I need to do a little more research as to what my be the best niche in my town.  I think I'm on the right track with medical, as far as I know the largest buildings being built right now are medical office buildings for admin & specialists, etc.  I was advised to focus on ICU, critical care nurses as they tend to stay longer.  Also heard of someone dealing directly with the hospital as far as marketing.  So maybe a little homework to do, but that's why I'm here!!

Pauls situation did give me a possible idea right under my nose.  Roseville, CA is a west coast hub for Union Pacific railroad, they have a huge repar facility, tracks up the wazzu, etc.   I'm wondering if they have a need for housing for their engineers, mechanics, etc.  

Also getting the feel 3/2's aren't the best situation for a traveling nurse:(

Paul (or anyone) what is your experience on one bedrooms vs multi, what are most of your properties and what do you prefer?

Howdy BP!
Is anyone out there renting a 3/2 house (or larger) to multiple nurses, admin, excs, anywhere but specifically in the Roseville, CA area? I've read posts that say most aren't crazy with having a roommate. Ours has 2 beds and 1 bath upstairs, and a master suite downstairs. We're thinking one person upstairs, one downstairs initially. Also have a shed we'd like to convert to a 1/1 on same property. Thinking on focusing on medical in Roseville/ Folsom/ Sacramento area.

It would be great to hear from someone in this area and what your experiencing on the ground locally. Especially who you advertise with, how you price, what organizational structure your are using (LLC, S corp, etc.), and your knowledge of the laws on this area regarding STR's and 30+ day rentals. Oh, and any insight in the medical industry in roseville, seems like it's growing, more admin bldg's, etc.

Does anyone go straight to the hospital to advertise?

Right now I have long term tenant's and would like to test the medical waters in Roseville, CA - Thanks a bunch :)

@Kerry Baird I'm noticing that @Paul Sandhu put nurses and even students above local people.  So Paul ,taking into account your in kind of a unique situation, you'd rent to nurses before a conventional long term tenant?

Hi all,

Looking at an elderly couple for tenants but she has a bankruptcy Ch. 7 from a fused spine injury that ended her carrier.  Both FICO's look good, low debt, steady retirement income 4x the rent, previous references are great, looking long term.  My question is what is my responsibility if they go into walker or wheelchair mode.  Will I as a landlord be required to upgrade my rental to accomodate them?  Should I put in the lease words to the affect that this rental is not accessible, not responsible for upgrades, bla, bla legalease...or should I not deal with it and go with another tenant?  Thx

@Deanna O. yes don't want to be that guy, LOL!  Love the Win/win idea too!  Also a good thought on reposting and looking sleazy, and didn't know rentometer was s bad as zestimates, etc...great post!  @Brian Ploszay haven's used hoptpads yet, will check out, thx.   @Scott Luetgenau @Quincy Lockett interesting thought on the longer lease, will consider, thx.   @Bjorik Mutize @Michael J Callinanwhat do you think about @Deanna O. thought on reposting and looking sleazy?  @Frank Chin love open house idea, definately doing that.  thx for sharing experience.  I just wanted to say this site is great in so many ways.  Could I have gotten this kind of feedback in a college course, I think not!  Thank you all for the responses.  I'm going to run this conversation by my attorney just to be safe, but I think he'll enjoy it too :)

@Josue Vargas  I don't want to fire the tenant, but if he's not adhering to the lease he will be fired by my lawyer (figure of speech), I want to renew the lease (with same tenant) during the summer months so if it doesn't work out after that (ie. he's not adhering to the lease), I can "not" renew the lease (ie. you're fired) during a summer month not a winter one, and I'll be on the summer cycle for the new tenant (with a one year lease from then on).   This is not for when the tenant breaks a lease, this is for if I decide not to renew it, and if I can choose when to do that, I choose summer.

@Josue Vargas yes just tryin to get some info. from the pros.  no apps out no credit checks, etc.  Good point on amenities, no garage or storage outside, looks good but its an old house, floor plan not the best...The main reason for the 6 month lease is to get it on the summer schedule then go with the 1 year lease from then on.
