Justin, Thanks for research link, is there a way to get more local data like this? This looks more national.

Derek, there are a million ways to invest, great point.  When you say strategic location, is that more personal or demographic.  I would think I'd like to have my investments relatively close to where I live.  I have a sister with a few rentals spread out across the country, she has some horror stories...

Watched a video from Phil Pustejovsky, he noted that the game coming out of the housing crash was foreclosures & shorts. My question is: what is the game now? In the intro forum Justin mentioned that the MLS is not were most of the deals are. My questiom is where are they now? Thx.

Hi Justin, Nice to meet you too. I'm 50 yrs old, I've been a draftsman for 20+ years. I'd like to have another stream of income in the form of rental properties (possibly flips). 10 yrs ago my Dad & I combined equity lines & put another house on the back of his property in the heart of Roseville, that was an experience. We're are thinking about doing it again, to get a rental or flip with cash, then flip or refinance & rent. But we won't do it unless it's a steal. But it's not going to be a steal unless I get word of it the minute it goes on the MLS. Since I don't have immediate access to the MLS (& all its detailed data), I'm at a disadvantage from the start (I was reading of a guy who can tie up a property on his phone in an hour). Then since I don't have my RE license I won't get any commission going in or out so I'll have to bid more because of that. So I guess it's more of a dilemma than a game plan... I guess my game plan is to save as much as I can & keep lookin, and learnin... Thx for the welcome. What is your opinion on become an agent to rent & flip? Is the cost worth the benefit?
