We have a special guest coming to talk about OUT OF STATE INVESTING. A mentor of mine who helped be get started investing in real estate will be in town and I asked him to join us and talk about investing out of state. He is an expert in this and specializes in Indianapolis. He's a seasoned investor and one of the biggest wholesalers in the region.

This is a real estate meet up for people in and around Los Alamitos, Long Beach, Seal Beach and beyond for new investors and experienced pros, for buying locally, out of state, note buyers, JV partners, syndicators and any other type of real estate related investment. Seasoned investors will be in attendance answering questions for newbies.

I live LA and invest in Indy myself. I been buying out there for several years. I’ve got a great team of agents, wholesalers, property managers, stagers, lenders and even an interior designer. @Mark Tabah I don't know @David Moudy but I've heard good things about his company as well. I'd give him a call like he suggested and see if this can be remedied. BUT if it's not, fixed in 24 hours move on. 

Also I suggest never signing a 12 month agreement with a PM for THIS exact reason. I would do 6 months max but prefer month to month. 

By the way, there's a great blog post on here somewhere with 80 questions to ask a PM, I wouldn't ask them all 80 but it should give you some good ideas.

Hi @Thomas Garza I know a few good ones in Indy if you are interested. I have one in particular I like to buy from, he puts all the info on his 1 pager and I thought they were off. So one day we were drinking a little too much and I told him his numbers were off. He retorted my numbers were off and explained it's bc he can get the work done for cheaper then I can bc he rehabs probably 10 houses per month. So I am hiring him to rehab all my deals now and the numbers work out.

@John W. You should be fine getting a bank loan but if you don't want to use all your own money you will need to contact @Josh C. or get a hard money loan. I know one off hand that will do 90% of the purchase price and 100% of the rehab, plus some other details but then you're not putting in all that much money. I have a friend who did that and he had less then $25k total. It's better to have more then that for a safety net but he was fine and after short rehab got a tenant in there on a 2 year lease. He's just waiting to do the refi now.
