Sounds like you should get it under contract again with a far out closing date and some conservative contingencies.

Welcome to BP @Allison Winston. It's a great place to invest. Keep in mind most of the MF properties are OLD in Indy and most 3 and 4 units were originally singles or doubles that were converted.

This is a great time to get started bc you can focus on the educational part without feeling like you're missing out much on the actual buying right now.

Good luck!

@Jimmy Epolito I'm just seeing this thread. Sorry you had to go through all of this but like @Adam Sankowski and others have said, it's a learning experience and you got a crash course. I just wanted to point out, unless the deal is off the table I would stay in touch with the seller or consider asking them for an extension on the contract. Asking them for a 3 month extension or even 1 month and swing back around in 1 month. They still want to sell it. And if it's a good deal now it might be an even better deal in a few months. Maybe you can even get them to lower the price. Just a thought. Good luck.

 Hi Mark,

Yes, we meet at a club house in an apartment complex once a month at PCH and Jamboree. Obviously we're taking time off right now but hope to be back at it soon. I suggest joining this group https://www.meetup.com/HB-OC-Real-Estate-Investor-MeetUp/ or you can send me your email and I'll add you to my mailing list.

Best,

Jeb

Welcome @Dustin Budny. I use 10% vacancy rate but that's pretty conservative.
