@Jassem A.  I had an AC unit stolen from another house years ago and I am worried about the new AC unit that's at this vandalized property.  Isn't there a cage available to put around it that will lock and make it much more difficult to steal?

I am pretty sure insurance won't cover vandalism on vacant properties.  :(

So I have a totally rehabbed vacant house for sale, listed on the MLS, that was broken into on Tues night. The house is on a nice, quiet street, but never the less, on the "fringe".

The skum bags broke a small basement window, climbed in and stole some of the copper pipes.  Even took the water meter which equates to water gushing into the basement.  Thank God I stopped at the house early last evening and did a walk through; otherwise I would soon have  all manner of things growing in a wet basement and beyond.  

Immediately called the police and water authority to turn off water at the curb and secured the windows, of course. 

I'm seeking your opinion as to what to do about the police report, as they asked me to come to the station to file a report today.  If I file it, the house address will be posted in the newspaper ( I think).  I'm afraid that will have an negative effect for potential buyers and/or renters.  The neighbors all know about it already since the police were there and it was the entertainment of the evening.   And I'm sure it's spread to the further areas of the hood as well.

What do you think?  File or not?  I looked at the seller disclosure and didn't see that I have to disclose vandalism.

I would run away from that deal as fast as my 2 big feet could take me.  There's no way to bullet proof yourself from any stray bullets that may miss the house and find your body.

I have not purchased a foreclosure at sheriff sale, but I have purchased a judicial tax sale property here in Beaver County.  It's a great way to get low price properties although quite competitive and at judicial all liens are wiped out except federal tax liens.   I did run into an issue with the title insurance when selling, even after holding for 3 years.  Lender demanded a Quiet Title which is quite costly and time consuming.  I was able to talk them out of it for this instance, but I know others who have had to have it done to the tune of $2000 and 4 months wait.  So that's something you have to be aware of when buying that type of sale.  Title insurance companies won't touch it during the first 12 months.  

@James Triano Hello Neighbor! FYI-you can find some great, inexpensive courses ($99 each) written by  Pittsburgh Real Estate Attorney Brad Dornish at Dornish.net.  I know he has one about Sheriff sales and also title searching.  I have purchased several and they are easy to read and very informative.  (No, I don't get kickback, lol)

Regarding bandit signs: I haven't personally used them but I've heard they can be great lead generators.  What I've learned is that you don't put your personal phone number on them, but instead get a VOIP number so the powers that be can't track you down.  :)  And they aren't expensive.  And, of course, return every call.

Hey all, 

I'm able to get a bogo on this product for a short while, and at the discounted fee of $3000 that makes each of our investment $1500 upfront. The fee is normally $3500. I've already inquired about how the bogo works and each of us will get all the same benefits in our own LLC. If you don't have an LLC no worries, they make one for you included in the cost. There would be no connections financially or otherwise between us. We each get our own log in to access the site, etc. Really, it's a good deal at that price. I've paid a lot more for money in the past.
