I recently saw a post that stated the author had been riding in an area and saw a lot of FSBO signs, and that was great for wholesalers. Unfortunately can't find the post, sorry!

But I'm new to wholesaling and want to get started right away. I don't have a lot of $$ to spend on marketing, but I have plenty of time and am not opposed to driving for $$ to find FSBO's.

Can you tell me what you do with these FSBO's when you find them? Knock on the door? Leave a flyer at the door? Mail to them? If vacant find the owner on the county website and mail to them?

Just trying to get some pointers.....Thanks!

@Jamarr Lee  I'd say to go for it then.  

Ride through the areas and study the different streets.  Give it a thumbs up if the street looks good and the people take care of their property.  You're going to find one or 2 who don't, but if it's primarily nice it will work.   

Find out what the rents are in that area and if you can get the house cheap enough to cash flow enough to meet your requirements, give it another thumbs up! Don't look at the HUD fair market rents, though. These will be lower. Get actual rents.

I am giving serious thought to purchasing the oncarrot.com websites and was wondering if anyone here utilizes the service. I am considering content pro that offers 3 sites  but not sure if that's overkill and I would do just as well with one site.  I'm looking at cash buyer, motivated seller and main company.

Any thoughts on this one or other good websites out there?

Jerry Stanford and Jerry Tuzil make excellent points.  I see investors from out of town come into my area, buy up the cheapest houses they can find and the  houses end up vacant and soon on tax sale.  

I find the war zones a bit scary.  Instead I focus on houses that are on the "fringe".  Not quite war zones, great for section 8, on a  nice street with pride of ownership, etc.  You can find some very good buys in those areas.  Been quite successful with those.  Of course, the war zone may creep up eventually, but for now they are really cash flowing because I bought them cheap.

@Greg S SFH's can most definately cash flow- you just have to buy them at the right price. Same as multi's, right?

Joseph, how much money would you lose it you sold it?  The thing is, it will never be in as good of condition as it is right now without spending a lot of money down the road if you decide to sell it later.  Tenants can be very hard on a home; even after just a year of renting you may have to put lots of $$$ into repairs.  Even the most upscale tenants can hurt your property.  

Keep it and enjoy it or sell it and cut your losses.  Based on what you said I can't see it working out as a rental and could be a lot of work and headache with no cash flow to show for it.

I just don't provide it. They have always been able to find their own somehow. :). Of course, I should clarify that all my rentals are SFR, no apartments. If I had apartments I would supply them. That would be expected, but my SFR tenants have never questioned it, even my section 8.

I think it's all in the way it's presented.  I'm very matter of fact, because I've had bad experiences.  The less I have to be responsible for the better!

My opinion is it depends on the property location; whatever the normal for the area is.   I put dishwashers in all my rentals even though they are mostly on the "fringe".  Everyone wants a dishwasher.   No refrigerators, stoves or washers / dryers in those because they get damaged and I don't want to be responsible for replacing them.   These clients seem to be OK with that.  My condo is in a higher end neighborhood and I put all the appliances and a disposal in it.  Personally, I have never had a disposal because I lived in the country with a septic system for so long.  I don't miss not having one.
