Hey @Tyler Baltus !    I'm also from the Portland area (Up on the Washington side)!  What kind of strategy are you looking at?  My husband and I will be looking to partner up on our first few deals, as we're new to the game as well!  We're looking to hopefully start with some flips!

Hi Irving! I’m in the Portland area as well! While I don’t personally own any investments yet I’ve listened to a ton of BP podcasts! You’ll need to set aside a percentage for capital expenditures (water heater, HVAC, etc) i have generally heard about 10% of the rents is a good number! You should also factor in a vacancy rate of about 10% as well as a property management fee which is also 10%. Just in case you don’t want to manage it forever, it’s already allocated! ☺️ I hope that helps some!

@Trevor Haney I did look into that, I didn't see anything except in Bend..unfortunately, that's a bit far to go for a meeting for us!  Maybe I'll start one myself!  I've always been good at organizing stuff like that!  We would definitely like to do some networking!

@Colton Sharman Oh wow, You are super close we're practically neighbors! :)  That's great! We're kind of wondering how we're going to start because Portland is such an expensive market!  What kind of deals have you done so far? Would love to hear about them!

@Austin Youmans Hey! :) Our Goals right now, is in about roughly 3 years time, my husband is able to quit running our bread route, where we can hire it out making passive income from that, and then make the majority of our living from doing real estate. We are still trying to figure out which way we want to go! We eventually want to get into doing the whole BRRR strategy accumulating rentals for passive income...But to start off I am looking into more wholesaling or we would love to do some flips if we can find a partner that has a bit of experience! There are so many different avenues we are both currently interested in! I figure over the next few months we'll get something narrowed down! We are kind of in the shiny ball phase where every new thing sounds great! LOL We don't have a huge fortune to start off with...but should have our savings up to $25,000 in the next 6 months or so...hopefully that will be enough to get us started doing something!

As far as meet-ups go, COVID put a stop to most meet-ups around the U.S., but I know that in San Diego (where I am from) they are starting to come back. If you go to the "Network" tab above, they have an "event" section. You can browse meet-ups created by members. I would start there if you want to connect with other Bigger Pockets investors. Also, if you can't find any local meet-ups, you can always start one :) What a great way to have investors/partners come to YOU.

Thanks so much Andy! :)  I think I checked that out the other day and didn't see anything in the near future!  I figured it was the COVID. :(  Maybe I'll try and get one started!  Thanks for the advice!

Hi Y'all!  I signed up for BP years ago wanting to get my start in Real Estate investing and life happened (got married, had a baby, made a huge move!) lol!  Now I'm currently in Battle Ground, WA (SW Washington)!  I'd love to connect with some like minded people!  My hubby and I are hoping to get our first deal done in the next year!  I'm still trying to figure out what will be our best way to start out...right now, I'm leaning towards wholesaling or maybe partnering up with somebody on a flip!  I've been re-listening to all the podcasts and trying to refresh on it all! I Look forward to getting more involved here on the forums!  Anybody know of any local bigger pockets meet ups here near Vancouver, WA?
