I am sure others will answer your questions directly, but have you considered house hacking a 2-4 unit instead of buying a primary sfr? It is a great way to catapult yourself into real estate investing. You can lock in consumer rates and low money down, then move out after a year to a sfr. 

Something to think about. If you have any questions about that, I would love to share what I know!

I have a turnover at the end of June on a 1350sft townhome rental that needs some updates. New cabinets and countertops in the kitchen, flooring throughout, paint, and some other small items.

Looking for economical but durable material. If your schedule permits, I would love to get a quote. If not, do you know of any other quality contractors in the Canton MI area?

I have been working with a seller on a property. I offered a lower cash offer and they did not seem interested. I mentioned a rent to own situation with a larger purchased price and they seemed more interested. Here is what I was thinking

135k purchase price (market value)

5,000 option fee applied as credit if exercised

1,200 monthly payment, 400 applied as credit if exercise

7 year term

1,450 is market rent.

Seller pays taxes and insurance.

Property is rent ready.

What are your thoughts? I was thinking about selling on land contact, rent to own, or just rent.
