Hello, I am looking to upgrade from excel spreadsheets and go with an accounting software. I have 28 rental units, I flip 6 or so houses a year, and do a handful of retail listings as an agent. What software do you recommend? Quick books, Buildium? Others?

@Michael Thompson, thanks for the reply.

let me rephrase. I am wondering about the taxable value vs assessed value. Every year a property gets reassessed but the home owners taxable value is capped. When the property transfers, the taxable value gets brought back up to the assessed value. I was wondering if that is not triggered in a subject to deal... Making it more appealing for a buyer on a home that has been owned for a long period of time. Thanks!

I like Westland. I am guessing you are talking about the duplexes south of Palmer. "Shacktown" as they call it is pretty rough but I know some investors are doing well over there. If inheriting tenants, do a thorough background check and get payment history. Returns look great on paper but a bad tenant turn a good investment into a liability.

I like Westland, Livonia, Garden City for rentals. Canton, Plymouth, Northville, Novi is pricier but if you can find good deals they will cash flow. Let me know if I can help in any way. -Joe
