I just write Hi, my name is John Miller. My wife and I would like to buy your house at 123 S Main St. We can pay cash and close quickly. Call me at 123-456-7890, if you would like to sell. Thank you And sign my name Hope it helps!
Location is key. Is it in an up and coming area with a good job market future, or is it a stale market? With 20% down, many homes will cash flow! I think the 50% rule applies to 100% financing?

Scripts imo are too impersonal. Use it as a basic outline to gain the info and ask the pertinent questions to gather information, but by all means talk, be yourself and listen! Most people we are trying to get properties with deep discounts from, are going through some sort of dilemma! Be an empathetic listener and let them talk! Usually they'll tell you their whole life story and how they got to the point they are at now, selling for rock bottom! Im just getting started in wholesaling and getting ready to send out a mailing to expired listings in my area. Im starting out skinny (no $) and get expired listings alerts from a realtor friend of mine. I am curious as to what to say in the letters. So do I include an offer price, or wait until they call?
