As an alternative to shorter leases, you can include a military clause in there that allows them out of the lease in event of deployment or change of station.

Good evening, John.  I live in Altus which is about 45 minutes west of Lawton.  I took some time last week and drove around with one of the realtors in Lawton to check out some properties.  West side of town had a lot nicer properties. There were neighborhoods around Ron Stephens Stadium that had opportunities for flips.  Investors seem to be more active in those parts since there were renovations going on.  

There are quite a few rentals near the university and hospital as well.  Like you said, it's a military town.  Fort Sill is a training base so there are graduations almost every week, I think.  Airbnb can be a good play with all the families coming in to see their son/daughters finish training.

Welcome to the forums, Chance!  Education is key when starting off.  That no money down book is a fantastic resource and shows how creative you can get when acquiring properties.  The webinar coming up this Wednesday shows you how to analyze properties.  If your strategy is buy and hold, this will be a good one to watch.

There are a number of books to read and podcasts to listen to.  My recommendations are The Millionaire Real Estate Investor (written by Gary Keller) and, of course, BP podcasts.  I suggest browsing the forums/blog posts and find a niche that interests you (wholesale, flipping, buy/hold, etc.).  Again, welcome and good luck on your journey!

Welcome, Obed.  What got you hooked on to real estate in the first place?  In other words, what niche/strategy piques your interest? Wholesale, flipping, buy/hold? Also, what size property? Single-family, small multi (up to 4-plex), or large multi?  I think it's important to ID that first so that you are not chasing multiple things at once when you want to land that first deal.

I highly recommend attending The 90 Day Challenge webinar tomorrow.  There will be actionable steps that will pave the way to your first purchase.

- Financial Freedom with Real Estate Investing
- Best Ever Apartment Syndication Book (if large multis are your thing)

Education is the first step. Be sure to network as well; BP forums are a fantastic start. Additionally, you can search for REIA events on these forums or on meetup.com. Good luck on your journey. I was in your shoes not long ago. I had been on the forums for a couple years educating myself and analyzing properties (and of course saving for a down payment). It wasn't until I moved to Oklahoma in January where I took action, networked with a local realtor, lender, PM and closed on my first buy&hold in March. Once you establish those relationships and go through the purchase process, future deals can be a breeze. Good luck!

Welcome to BP, William and thank you for your service!  OKC is a great market and there are quite a few regular meetups.  I live in Altus and haven't had the pleasure to attend yet but I'm sure they are the perfect places to connect.  Be sure to check out the local forum here on BP as it is fairly active and filled with great insight of the market.

Meetups for sure.   Depending on how the meetups are structured, you can announce any upcoming projects to build interest.  

Build a brand and create a website (Include your logo and link in your BP signature!).  You can register a website with Bluehost; I believe they have fairly cheap plans.  Plus, they include wordpress to build the website itself which is simple to use. I don't think it has to be elaborate, but at a minimum, a landing page so prospects can leave their Name/E-mail/Phone # to get on an e-mail subscription list, and then you can regularly update about the investors on your progress.
