@Michael Kistner We have been able to find deals in the Tacoma area that fit the rule.  However, the Seattle area is changing rapidly, so we're watching closely to see how those changes are going to effect the surrounding areas.

Hey Esteban, we've all been in your position and it can be exciting and discouraging at the same time.  Since you just relocated, the best thing you can do is research, research, and research some more.  Become a student of the local real estate market, learn the trends and how they adapt in each neighborhood.  In Seattle, our market was one of the hottest in the country for a few years.  Now it's starting to level off and seasoned investors are losing money because of poor planning.  I can't speak for the market in Florida, but always plan for the worst, hope for the best and make investment decisions based on numbers, logic, and comparables.

Hey @Timothy Thorne, one of the ways my company acquires wholesale deals, is to network with other wholesalers at local events.  We go to at least one event per month, where we market to people who have bought a deal and then realized that it's more than they can handle.  We'll cover assignment fees or negotiate so that both of us leave the deal feeling happy with our decisions.  Wholesaling can be tough, but dropping off flyers, going door to door, and being present in the community is really important.  People like to deal with people they trust, the more open you are to working with people and honest about your process, your reputation will spread quickly and speak for itself.

@Greg Lovern I use Intrust funding for all of my flips. They're based in Bellevue, so they know the area really well. Good guys, I always go to them if I have any doubts or questions.

How did you add value to the deal?

The kitchen was section of the house that needed the most work beyond cosmetic fixes. We added all new cabinets and updated appliances. The rest of the house had some interesting paint colors. One of the most important factors in fixing a home is making it feel clean and polished. Brightening up the home with white paint can go a long way for a potential buyer.
