I was under the impression that a lease option would only require an eviction to remove the tenant. You can put in the agreement that x amount of each month payment reduces the purchase price if they should decide to exercise the option.

I'm not an accountant but it seems like it would be an expense since it is listed as a fee along with other fees on the HUD. Let us know what you find out from your accountant.

Very smart getting started while you are young!
I would suggest looking into wholesaling to build up some cash then move to other areas of REI from there.

I am not a real estate agent but use ZOHO to manage our REI leads. You could probably separate your Realtor and REI leads using tags but it might be a little messy. You may be better off just buying two separate subscriptions.

Let me know what you end up doing, I am not completely sold on ZOHO as the best REI CRM so I would consider switching even though I have integrated it with our website and live answer.

Sort for non owner occupied

If you mail to the lists you mentioned you are going to end up mailing to thousands of people that don't own a multi family.

If you compound monthly it will create an astronomical annualized interest rate. 
Just pay a flat 8% per year.  I would assume Canadian banks are not paying that high of a rate ;)

Wow... that's a lot of info ;)
I would get with some experienced rehabbers and offer to loan out your $100k.  
This would create a nice return on your money and give you some real-world experience as you evaluate their deals that you are lending on.
