if it is really trashed, call your insurance agent and verify if you have a vandalism rider on your policy. If you do, have the adjuster come out. They may require you to file charges. So do it, they trashed your house. If you have to take them to civil court, fine, but get your money one way or another. You pay for insurance for a reason. Good luck collection a judgement with a dead beat tenant. Call a lawyer if you want, but your insurance agent isn't gonna charge you big bucks to send an adjuster out...it's free.

If you remove the damaged drywall and seal off the damaged area you can rent an ION generator which will remove the smell in a few days. I have done this before and it works well. Call your local rental store and see what is cost. I bet around 100bucks a week.

he won't prove it, as that is mortgage fraud. Anything off the HUD sheet is a no no. What he may have done was agreed to pay the seller a cash sum 1. To lower the amount of gains on the sale price, and 2. The seller may have used some of the money to pay the gains on the lesser amount. Been down that road before, and nobody is going to show you proof of the felony fraud they committed.

so a few contractors are telling you this? Let me ask you this...if you purchase a house and it has 2 prong non grounded outlets in it, is it up to current code? No, but it is EXISTING. As long as you leave it alone, it is grandfathered in. The pad was like that when you purchased the house. Was there a U&O inspection done when you purchased it? Did it pass? It isn't of any concern of the contractors, only of the buyer.

you have to be careful anymore making houses bare bones and boring for section 8 tenants. In my experience anymore it seems as though these tenants have become even more entitled over the last few years. They know that landlords like the guarantees of rent, and usually the rents are higher than the open market calls for, so it is leverage for them. I had a few ghetto properties that I tried that with and to my disgust these voucher holder would come in and question me as to why the carpet isn't plush or are there no accent walls or why the stove isn't a flat top. Unbelievable being that they are getting a free ride. They are usually quick to let you know how much their voucher is worth and that being said they feel entitled. The section 8 bible was written by 2 guys in Philly and I know the neighborhoods they were renting. That doesn't work out everywhere. Trust me I tried it both ways. I also think of,it this way... When I was younger and went to beer parties at crappy houses it was nothing to see people putting cigarettes out on the floor or people spilling stuff all over. If you were at a very nice house at a party people tended to be much more respectful of the house. Same holds true for rentals. If you rent people trash, they will make sure it stays that way.

I had this happen last year. I didn't bother going after the tenant because you can't take blood from a stone. What I did do was turn it into my insurance company and had it classified as"vandalism". he adjuster came out and to my pleasant surprise gave me a check for 12k. Being I do all my own work, I completely renovated the house which now looks better than it has ever looked. Updated a lot of things and ended up paying myself 2k a week for 2 weeks while I repaired the house. Worked out great.

I have a twisted take on this. I rent to a lot of section 8 tenants. Depending on the tenant and how long they have been with me I sometimes allow this. The reason being is this... if they are decent and semi responsible, and they have young children that will become attached to the dog, I allow it. not because I am a nice guy, but because they usually can't move. That's right, if they are decent tenants why not keep,them as long as possible. I had a tenant once absolutely hate living in my one unit, but he couldn't move out because nobody would allow his dog, and he wasn't gonna give it up. That bought me 3 years until he finally bought a house.

we had this similar situation on a 25 unit complex. We metered the water for each unit separately after the first year. Every tenant now pays their own share of the water. Also, you can step down the pressure. I do that a lot in sfh .

I agree with Mike. If 3 partners can't come up with the cash, you have the wrong 3 partners.
