Fire Smoke Damage
Looking at a possible rehab where there had been a fire in one room. No structural or water damage in the other rooms, but they are all black from smoke. Can the walls be cleaned and repainted, or do you have to rip out the sheet rock and replace?

If you remove the damaged drywall and seal off the damaged area you can rent an ION generator which will remove the smell in a few days. I have done this before and it works well. Call your local rental store and see what is cost. I bet around 100bucks a week.
