how to get the most financing on an 8 unit

Hi everyone I have a dilemma. My partners and i currently hold a lease option for an 8 unit apartment complex but i need some ideas on how to pay the down payment. We have the property under contract for 280,000$ and the down payment is around 56,000$ (20%). My partners are both agents so the commission they receive on the sale will be around 28,000$. They plan to kickback the commission to me to put towards the down payment but that still leaves 28,000$. Any ideas on how i can get more financing?..Maybe 10% down? Is owner occupied financing available for commercial properties if i were to live there?
