Cecil. Welcome. I am new to the investing portion of the real estate business. I am a Memphis native and still reside in our lovely city. My background is on the contracting side. I have a extensive background in "new construction" where from 1991-2010 we built several hundred houses in Collierville. Since then I have been concentrating on remodels and additions mainly in East Memphis but we extend all over the metro area. I am looking at the fix and flip market and wholesaling. We are currently starting a fix and flip for another investor acting as the GC. I would love to have some conversations with you about your program and model for the Memphis area. Thanks John

I have a property we are looking at that the owner wants to take bids via email. They will take bids for a week then broadcast out the bids to give bidders a chance to make another offer. The property is in a great area and fits our model for a fix and flip at the right price. I have never purchased property this way. Do I just send a email in with the amount we want to bid? Is there some type of offer form I should use? Thanks in advance for your help

Patrick.  I agree with you regarding code.  My experience has been in new construction and I have dealt with most of the officials for years.  While they are nice guys and know the code most do not have field experience.  The best is to use structural engineer and get things fixed quickly.
