bpb, i'm a novice wholesaler here in Metairie and what I do is type up my own contract based on wording from the Offer To Purchase contracts I get at Office Depot. I've faxed them to sellers and haven't gotten any complaints.

Depends on what you're looking to do. If it's quick cash you need, flip. If it's income, buy and hold and use owner financing or lease it out w/an option to buy.

Jason, will the records show how much the houses were purchased for? If so, I'm gonna be looking in the $10-30k range and see if said buyers of those props have an LLC. This is usually a sign that they're wholesalers.

Hello, someone told me that an excellent way to build a buyer's list was to go to the courthouse and pull names of people that bought prop. in the last 3-6 mths. Having never used the courthouse, can anyone tell me if this info is available there and if so, have any of you used it to help build a buyer's list? Thanks

A wholesaler friend of mine recently wholesaled a double for a cool $30k. When he went to the closing, w/ the end buyer and the title co. person said the amount that the buyer was picking it up for, the seller immediately got angry, looked at my friend and said..
" You mean he(the end buyer) is getting it for $40k when I signed the contract to this guy(my friend) for $10k?" anyway, the end buyer told the guy it was an assignment fee and the $10k was what he agreed upon. My question is: How do you guys handle this situation? I talked to a title co. that can wire the assignment fee to my checking acct. but if I had to go to the table, how is this handled? to be honest, i'd be a bit miffed if i was a seller who contracted at one price and it got sold for another..i don't plan on doing double closings btw.. any help is appreciated

I actually got one off of ebay for $63(incld shipping) and in my opinion, it's worth about that. The info on it is good but if you know how to wholesale or are familiar w/ it, then the course will seem fairly redundant. However DVD Discs 3 and 4 of it are good and they're worth getting the course..but having said that, I wouldn't pay more for it than what i did and I actually think i paid too much. How he can sell this for $1000 or even $397 is beyond me. Sorry Mike...

I have read Preston's e-book and even though it's overpriced imo( i got it for free) it has some solid info in it...now if only wholesaling was as easy as he makes it out to be...lol

Hi Jason..funny you should mention that b/c i got a call from an investor who does short sales and when he asked me what i wanted out of it, i told him i wanted to get it under contract and assign it. He asked me to go take pics since i was closer to the prop than him and I just sent them to his e-mail. Now i'm just waiting to see if he wants to pursue it.

Long story short: Guy called me w/a 4-plex that's in pre-foreclosure..it needs slight repair work but he doesn't know the ARV or the amount of repairs. He's open to offers and there are 2 liens on it, one for $360k and one for $60k. I'm looking to wholesale this one b/c I don't the time or patience or assets to do a short sale. Any ideas? and if I do wholesale it, what should my offer be? This is new territory for me.
