Maybe I should clarify-You asked what aRealtor has to do w/ a good deal..they don't but so many people swear by them...my buyers didn't want to go that route b/c of the commision they'd have to pay...I don't know how they are in Pa, but in N.O it's a bit of a different beast...take it from someone who was in the trenches.....

Jon, you don't know NOLA RE investors..lol

Interesting...none of my buyers would TOUCH a prop. if a Realtor was involved

Robert, in addition to paying heed of what they're telling you, make sure real estate something you really want to do.
I say this b/c I made the mistake of seeing $$$ w/ wholesaling and not realizing the frustration and heartache that accompanied it. Also, real estate has to be something you love to do to make up for the stress and frustration that you'll encounter. I realized that I don't love it and therefore have no desire to do it, there are easier ways to make money... As far as a second job goes, the posters are right, it would be just that......as far as residual income is concerned, you don't have to be limited to real estate..I myself have no desire to be a landlord. There are dividend funds and other areas of investing where nice residuals can be made.

Ryan, this is true and an excellent post...I feel "gurus" are to blame to a certain extent..the way they teach real estate, everything is so dumbed down that they make it seem like anyone can do it when, in reality, many can't..Also, a lot of these guys have had excellent mentors and found their niche in other areas of real estate before deciding to market in another area..Their products are just "Do this and this and go to closing to get your check"..No mention of plans, the work involved, the commitment or study of the local markets. Of course these things don't help to sell courses..lol

also, I'm working on an e-book tentatively titled "REAL ESTATE WHOLESALING IN THE REAL WORLD"..

It's not gonna be pretty or give illusions of guaranteed pie-in-the-sky dividends but it wil be strightforward and to the point of what one can expect to encounter trying to pursue wholesaling...
I think a book like this is long overdue in the RE world....

First off Ryan, I don't anyone who thinks they can wholesale their way into retirement, that's ludicrous....Doug makes a good point about how people read a few articles and then think they can just do it but it's more complex than that...however I don't have a desire to be a landlord and hold rentals, I'd rather write a hit song for someone..but not everyone who gets into real estate to make money plan on making a career out of it..so in that respect Doug is correct, it's cash to take care of debts and whatever else you may need.

Ryan, i'm well aware of the price to be paid pursuing music as a career or any endeavor for that matter, thank you very much...it just so happens if I'm gonna struggle and get aggravated, it might as well be w/ something I know well...lol

Nick, good point..however it's the negotiaition that decides whether the property is contracted or not...for simplicity's sake i'm using wholesaling as both an entry and exit strategy..should've mentioned that in the beginning i guess..lol..sorry

Negotiating...I believe if more wholesaling "gurus" emphasized this tactic, there'd be less stress and heartache for wholesalers..Let's face it, some people who get into real estate via whatever strategy aren't great negotiators..they really have to work to learn it.. I only bring this up b/c a wholesaler acquaintance of mine wondered why he couldn't get the "motivated sellers" to part w/ their property for his asking price, no matter how much he bargained w/ them ...I'm interested in getting feedback from others on this..Aren't you guys tired of the dumbed down approach to wholeslaing taken by gurus? Wholesaling is an art in and of itself and is no less demanding than other strategies..Your thoughts please, gentlemen.....
