Also, check and see if the title co. does funds wiring. That way instead of going to closing to get your check, they'll just wire the funds to your checking acct.

Sherlock, the way it normally works is that once the contract is assigned, a closing has to be set up where you then go and collect your check..The deposit however, should be payable at the time of assignment. Hope this helps.

Yes I can Steve, well I mainly use List Source..when I have the budget, I'm gonna check out RealQuest next....
List Source is fairly straightforward and you can narrow down your criteria and no memebrship of any sort is necessary..just purchase and download ..

Having said that, if for some reason you're unemployed or can't get work, try putting ads on Craigslist, Backpage, Postlets..etc they cost $0...

I guess I'm gonna have to be the contrarian here..Just about all my buyers here(Louisiana) won't touch an expired listing from the MLS, in fact, I've been told by them that by the time it hits the MLS, they're not interested. Ditto for it being agent owned..my buyers want nothing to do with that.

Now Renae, I went the same route i.e..cards, bandit signs, driving the neighborhoods and tracking down sellers(MASSIVE waste of time-fuggehdabout it)etc...and found them to be inefficient or if they produced the occasional seller, they weren't motivated enough..While I don't know your financial situation, there are 800 #'s and ways to do direct mail that are fairly inexpensive...you'll just have to do some googling....you can get a voice mail for $10/mth and get good lists for under $100 as well as being able to mail direct from your computer....if these mehods are still out of your price range, then find a better paying job(I don't mean to sound so brusque) so you can afford to do direct mail...

Joseph, I'm still sort of a newbie who has been doing this on and off for the past 2 years(mostly off) BUT I feel I can offer a few kernels of wisdom..First off, bird dogging is almost a guaranteed waste of time...it's too much hassle for not enough money(take it from me) Secondly, proof of funds has never been required from me when putting a prop under contract..If a buyer did ask for proof of funds, you just tell them you'll submit the info to your hard money
lender to see if he'll approve the deal.
You'll want at least 1 or 2 hard money lenders if you ever decide to do a rehab but they're really not necessary for wholesaling..Also, my contract doesn't stipulate giving earnest money nor have I ever been asked for it..If you tell the seller it's an all cash deal(which it should be) then they're fine w/ that....So to sum it up, YES you can do this while being out of work...just have the buyers lined up, pick a solid marketing strategy and wait for the phone to ring..

Mine would be believing Real Estate gurus(no names please) who make RE out to be easier than what it actually is...especially wholesaling..I believe when it comes to any aspect of investing in RE, gurus should be raw and hardcore and not sugarcoat...but then again they wouldn't be able to sell those courses and seminars quite as easily..lol
