Tony interetsing what u say about the sellers b/c the ones i talk to always go high hmmm must be a La. thing

Great articles. However, u don't necessarily need to form a corp to wholesale. Yes you'll get classified as a dealer but that's the chance you take. Sole proprietorship looks good b/c if u have a great attrny, he can find ways using cost basis and appreciation to lower your taxes. For example, one of my realtors literally pays 0 taxes b/c his attrny knows what to do, that's the key

I myself have been looking into using options b/c if the deal doesn't go through, then the consideration money stays w/ the seller and you go on to your next deal or extend the time. I'm having the problem of how to negotiate w/ sellers b/c I tend to explain what I do instead of just talking numbers. Iin the past when I put props under contract I'd explain everything b/c I felt that when the time came to do the contracts the seller would be like 'what is this'? so i figured I'd tell them upfront. May be that's why I haven't closed any deals. If anybody knows how to get past this sticky point most wholesaling courses don't cover, it'd be greatly appreciated. Thanks!

Thank you gentlemen. First off, my area, which is Metairie, wasn't affected. The co. I'm working with currently owns about 10 properties which we get our crews to work on and then we either flip or rent for cash flow. I'm just an admn asst but I've been out supervising the guys and learning about labor and costs. I've been w/ these guys for a couple of months but my confidence w/ rehabs has gone up so much that I put an offer in on the house next to where we're working, which is Arabi btw, which got hit badly, and am gonna try and wholesale it using an option contract. We're still an emerging co. so no website as of yet, but we're working on that.

Good morning all! My name is Jorge Caicedo and I'm an investing newbie down here in La. I'm an admn asst. w/ a real estate rehab co. and try to put together wholesaling deals on the side. Not easy! I'm looking for people who do hard money lending (preferably no doc) I have a credit score in the mid 7's and steady income and am looking to do my first rehab in a few mths. I also know buyers and appraisers as well as a few local investors. Anywhoo, any help would be appreciated and I'll be glad to reciprocate :D
