I plan on acquiring one or two properties in the next year.

I will  be needing someone that can manage properties for us and also help us with light rehab projects or repositions...

Does anyone out there know anyone you could recommend to me who is an effective property manager? Does your company do property management as well?

Being out of state, I need to find someone with a good reputation and someone I can trust to run my properties in my absence. Someone who would be comfortable with buildings that are a min if 10 units in size and potentially up to 100 units...in and around Indianapolis and /or possibly fort Wayne and /or Lafayette.

I appreciate any help you can give me locating someone.

Hello All...

I am interested in peoples opinion about markets around the country where you can still find good cash flowing apartment buildings...With cap rates as compressed as they are now, its getting harder and harder for a project to cash flow.

I would love to hear peoples opinion on where the good stable cash flow marks are these days.....I am talking about markets with a enough people in them to facilitate being able to find a good property manager and also a market big enough to have enough of a population base to supply a supply of tenants to keep it occupied. Also, no war zones or area with poor economies....

I appreciate anyone who chines in with a market they like....thanks everyone in advance for the input.

Hello All....

I was wondering about the Texarkana region of Texas for investing in Multifamily property...I don't know the area and I was just wondering what the opinion is of the area....is it a dead zone or does it have potential for some future growth or at the least, a good place to invest for stable cash flow.

I spoke with some brokers today and I got two very different viewpoints...one guy flat out said it sucks and my money would be better spent elsewhere and another painted a rosy picture with lots of business and transportation going on in the area...I would love to get the opinion from people here on BP as I value my fellow investors in the area with boots on the ground.

I realize its not one of the hotter markets that is in the news all the time...I am looking for a good stable market that isn't dying and has potential for at least some future growth.....
