@Vani Anand I agree with Micheal, I think house hacking is one easiest entry points into REI. Personally, I'd look into multi families for your first hack.

If you're interested in MTR you're gonna want to focus on location, a lot of investors situate MTR near hospitals because of doctor/nurse turnover. 

In general, these forums are a great place to learn and add value. I'd advise absorbing as much information via books podcasts, youtube, etc... on topics that interest you. And networking is key, so look into local real estate meetups, maybe connect with a brokerage.

@Joseph Turner a good book to read is "Rich Dad Poor Dad" by Robert Kiyosak.

It'd be wise to watch youtube videos over topics that you are interested. These forums are a great source to learn/add value. It will ultimately vary on where you interest lie.

@G Nijjer I think you should consider throwing Ohio on there. Columbus and Cleveland markets are contenders that shouldn't be overlooked!

@Jack Hamm I'd advise looking for a local brokerage to connect with.

You can cold call, which is a good way to source deals. There are different systems to create lists which cater to what you're looking for. 

Strictly for on-market you can use sites like zillow, but connecting with a license realtor would be best because of they have a bigger reach/access to the MLS

@Sarah Lee that's the thing there are so many avenues to choose from in this industry, but I like where your heads at. How can I add value? is such an important question. I would advise you working hands on before buying if possible. Keep studying, reach out to a PM company if that's where you interest lies, anything that would help you get your feet wet would be advantageous for your growth. 

Starting out I would advise a house hack.

@Gagandeep Singh Remington said it best. The deals are still here in Columbus. Low inventory, but they exist. Cleveland is another market you should investigate.

@Justin Mendoza welcome man! I think that your heads in the right place, housing hacking is a great entrance into REI. If I were you I'd look into a multifamily property. You and your girlfriend can still have privacy, while also getting a first hand experience into property management. Not to mention multifamily units cashflow better than singlefamilies.

That being said, I don't know your timeline or how expensive the FL market is. So a singlefamily might be a better start for you? Just keep grinding and living frugal. These forums are a great place to learn. Good luck!
