Hi BP colleagues,

Does anyone have experience dealing with Cogo Capital? They are a hard money or private lending company. I recently contacted them and they spend a lot of time trying to sell me on their mentoring program that costs an arm and leg. They seem like the gurus that want to coach you for a fortune. I think the CEO is Lee Arnold. Has anyone gone through that program or other related programs? How have your dealings been with them. I definitely don't like the idea of putting $10k up front for a program that is not guaranteed to work. Your thoughts and advice please. Thanks!

Hi @Randi Williams, welcome to BP and Real Estate Investing! You're on the right track by educating yourself. Educate yourself like crazy and take advantage of all the resources that BP has to offer. The podcasts are fantastic and you can use them as a weekly training course and inspiration. Definitely make sure you start taking action right now as you learn and not let the moment pass you by. @Kevin Dickson Hey man! Welcome to the community. You're heading in the right direction by listening to the podcasts and reading the UBG. The podcasts serve like a weekly course that provide you with tons of knowledge that you will need to get started and have success. Keep that up. Also, I would recommend buying some of the books offered here, specially the Book on Flipping Houses by J Scott:

I'm putting together a Rehab Estimate Spreadsheet with most common rehab items, quantity entry column, unit price, total per item, etc. Can anyone refer me to contractors in the Atlanta, or better yet, Cobb County area that can give me cost per unit estimate? I will send the spreadsheet to them once we get in touch.  Thanks!

@Stan Sugarman @Allen Thomas Thanks guys for sharing valuable information regarding this part of town. I was driving through East Point recently and noticed several recently rehabbed houses and other flips and many potential flips. A lady that lives there mentioned that some areas there are infested with gang activity, but where she lives wasn't too bad. So there are some decent areas around north East Point.

@Nick Fitzpatrick Yes, Nick, great breakdown. I've seen a lot of LLC held property just west of English Ave, near Washington Park. Great strategy.
