Construction financing basics thread.
What's typically required?
What type of interest rates can be expected (compared to conventional loans)?
How are carrying costs done on a construction loan?
What about when it's rolled into a conventional loan at completion?
Can we get payments deferred, say until construction is done?
What avenues for construction financing are there?
Are there thresholds for funding levels (ie: $300k v $1mm)
What's different in commercial lending?

Please infill with any questions I haven't thought of.

I started out drafting and now do design and am now working laterally with a 2nd generation builder. In my experience, architects are not going to give you accurate costs, unless they've been around a long time.

I would find local builders, or local insurance companies that cover housing related re-construction. Insurance companies have a lot of statistical information, but the builder KNOWS the costs. He/She's building them, architects are not.

Since as far back as you want or as recent as you want. I've heard 3%, I've heard 4%, according to Shiller report, who knows what it would be. I'm looking for best guesses or personal opinions or even referenced quotes, anything you want to put out there.

How is my depreciation figured on both new and existing properties?

More specifically,...
Is "New Construction" depreciation based on gross receipts, permits,...?

How are "Existing Structures & Landscaping" depreciation numbers decided upon?

If the structures have been depreciated before i purchased them, do I get to "Re-Depreciate" after my purchase? More clearly, after they've spent their 27 1/2 years "Alive" and degrading are they then "Dead" or are they "Born-again" to degrade for another 27 1/2 years?

My apologies if this should have been in the starting out categories. Thank you all for your input.

Is "new construction" depreciated? if so, how? If not, is it a write off? I know I can depreciate my purchase property less the land value, but how do I factor the new construction into the tax picture?

This is property I intend to own with a partner as an LLC.
