I've found some great NOD's, how do i go about approaching them? I figure a letter (initially), but how should I organize it? Then what? Please help!

A factor in getting a conventional loan for a single family residence (& later a construction loan). I spoke with a lender and was assured that it wouldn't be checked when getting a loan so long as I was solely signing for responsibility of that loan.

I was just told that my wife's credit is factored in when obtaining a mortgage, even though she doesn't work and won't be signing for the note. Will her credit be taken into account?

Wheatie, question about the "check"...

Is it true that before the auction if I don't have cash I have a bank pre-approve me and give me an equivalent to a cashiers check? If that's true then "how much" or "how do they limit" what's on that check?

Can anyone give us newbies a complete explanation of the forces that make interest rates move? I understand they're based in the bond markets, but if I knew more about how the related bond prices worked, which ones were related, etc., it might give some insight as to what is going on in the marketplace. Leading to the ability to make educated guesses as to what to expect in the future. If anyone can please shed some light on the subject it would be appreciated.

Should I get a real estate license? I'd love to have direct access to the local MLS, even if it costs me. I don't mind informing sellers/buyers that I'm a licensed real estate agent. I also want to have a relationship with my local title insurance rep. can give me foreclosure information that's accurate from Dataquick.

Does it help to save on closing costs to be your own agent?

How should I go about developing a contact at my local title company offices? I have never bought property, but plan to in the immediate future. I want their accurate dataquick foreclosure information.

Should I just go through my agent, once I find one?
