Exactly - use a payment method that people are already actively using (and has a growing market). Easy.

I tend to think that you should allow tenants to pay via a relatively industry-agnostic method. For example, I only accept electronic payment, but any method as long as there are no fees involved. ACH via bank, Capitol One P2P, Chase QuickPay, etc.

If the tenant doesn't bring their own option, I advise them to use Venmo. Also looking into Facebook payments. Whatever is easiest for them.

Yeah, integrating with Google Calendar is a good idea. On my to-do list.

I use my own site to receive applications (and convert leads to active leases), but RocketLease is a good standalone app for thorough info processing and background checks.

  • Enter repair in PM app (or tenant has already entered it)
  • Assign to tech/handyman/etc
  • Unit either has electronic lock on it or is has master-key access
  • If handyman, he has door code or master key
  • If 3rd party, they will be instructed to coordinate with tenant
  • Repair is completed and marked as complete; tenant is automatically notified

Likewise -- especially if that someone is also and actual accountant. Bonus if they've every done any work with Quickbooks Online API (tall order, I know).

Being hands on is important, but yes anything that will help you automate and still keep a personal touch is a good thing.

I use Venmo for rent payments; it's a free app and will work on the most basic smartphones; the tenant just has to link it to their bank account and then they can ping you with rent as when they want to.

For those without technology of any kind, the initial investment of time in setting up an automatic draft from their bank will be worth it in the long run.

And of course: get a PM app behind you to reduce the guesswork and help you track the repairs, who owes rent, etc. Again, for those tenants with smartphones, it can & will reduce some of the phone calls, as they can submit a repair to you (and eliminate the initial logging of the issue on your part, at least).

You could also (gasp) use Paypal.

I have a maxed-out Macbook Pro, with no less than 75 tabs open at all times, in addition to Adobe Suite, IDE, VM's, etc. Running Chrome. I build large web apps with high memory requirements... but they shouldn't take over a CPU.

The content in question is definitely at fault, if that's what was isolated. Maybe time to check with the ad agency about their content standards?
