Good morning, in my campaigns and from my research, keep it simple with keywords and get them to call you for MORE. 

Don't be too specific, leave that for when they call and you can explain the way YOUR process works or how you can assist them once you feel THEIR NEEDS. 

Are you sending letters or postcards? The reason I ask,  postcards can be designed to include key words: Save Thousands on Closing, Sell Your Headache, Tired of Landlording, No Fees-No Commissions, and so on... and still allow you to leave a message on the other side regarding your interest, closing quick and contact info. 

As for a letter, if you're just starting, stay basic and keep them wanting to call you to find out more. Hit the key points; Hi, my name is... my partner and I are interested in your property at... We can Close Quick [in Cash]...

You can always include, "We are Investors or Cash-Buyers/looking to make another purchase and/or investment/SAVE on Commission Fees... 

Yellow letters can be great! I recommend 4x6/5x7 (invite) envelopes, and creative stamps to appeal to the seller and separate yourself from the rest. You want them to OPEN your letter and that's where it starts, you're in!

**Positive energy, the use of solid keywords and get to your point, and contact info. This is a brief message but don't over think it and stuff your letter with TOO MUCH. Hope it helps a bit.

I would like to suggest some Podcast episodes I found helpful as I was starting to gather knowledge but ALSO continue to research wholesaling by just going thru old forum posts, blogs and other educational sources on this site. And try to find Meetings to attend, get the "Meet UP" App if you haven't already along with all the benefits of BPs.

Another great podcast must is Michael Quarles R.E. Show - he has some great strategies for consistency and mkting!! And he's gives it to you like it is! You want to go after it, GO. AND. DO. IT. His also has some great posts on Listsource Criteria, him and others.... just research it on BP and gather your own thoughts.

The R.E. Wholesaling Bible - Than Merrill: Not a main source but reinforced some good marketing ideas, website musts and overall strategies for Wholesalers... a Good and quick read.

Start collecting your books! I always suggest THE ONE THING (Keller) if you haven't read it already... and follow it up with the The 7 Habits(Covey) and get that laser beam focus!

Try and gather a good list to start, whether 200, 700, or 2000 people to mail to, get some DM mail in there and stay consistent- usually 6 mth campaigns. Strategies to gather this list; *Listsource or other online sources: RESEARCH Absentee and Owner-occupied as per your criteria that may fit your NEEDS and this takes hours and hours to do, and trial and error. I'll find out in the coming months how good my Listsource list was and I easily spent over 20 hours and multiple attempts before purchasing and correcting the list I felt good about. 

*D4D: Drive 4 Dollars, dedicate your time, wkend hours, but stay consistent with this method to look for the distressed, neglected, vacant, desirable properties you want. Do your research through the assessor sites and add to your list.

*Craigslist/online sites: Hunt down "mom n pop" type landlords who are putting For Rent Ads and Look into a "cold call strategy" in the forums, or if addresses are given, research and mail. I also keep track of properties on R.E. sites that have been listed too long, dropped in price multiple times, and pulled off the mkt and I'll research/mail to them. 

*Look into Probates, Estate Sales, Inheritance homes: I'm just starting to dig into these areas but you have to stay on top and do some dirty work because it seems these methods bring some serious competition from the local guy and big companies.

I am no PRO but READ, READ and READ more. After some more research or NOW, figure out your Target homes, price range, your How and Why. What I have also been told many times, find something you're great at that separates you from the rest... Hustle, advertising and mkting, knowing where to find those off-market properties for investors - that's what it's all about! 

Get your list, mkt to them, use other strategies such as cold calling, face to face mkting, Online Craigslist and Backpage Ads, be consistent, look into some phone scripts, Repair costs, Rehab costs, ARVs and BUILD your network! Talk to Agents, wholesalers, INVESTORS (and start taking notes NOW of what people are looking for or specialize in), local individuals/small companies that may be mentors or answer questions provided you're doing YOUR HW! Attend any and all meetings and get yourself out there. But DEF DO IT! Don't rush it but when you feel you have a list, MARKETING CAMPAIGN STRATEGY, and some things in place... just go for it!!!

Hello all, Good evening! 

Ill be going LIVE with my LLC in just under 3 weeks. I will be focusing on Wholesaling and rehabs to start BUT I'm also looking to secure 2 rentals by the end of the year. One Owner-Occ and a 2-3 unit.

Should I be keeping records myself using 'Rentmanager' or something of the sort AND an accountant?? 

If so, suggestions on easy-to-use and accurate record keeping applications would be great! And suggestions, tips, or advice on anything of the sort are welcomed.

I would say .10 is solid as long as you feel the criteria fits you well. I probably paid about .25 per name... and I do not have any results yet. Will be setting out on my first campaign shortly and I know it will take time before I see any. I feel good about my criteria though but I guess you never know until you do it.

Hello ALL, 

So I am hoping to finish my first website for my wholesaling business in the next couple days and send out my first DM MKTing campaign next Saturday to follow it up. The site will be very basic and generic. Mostly for collecting information/data generating from my Yellow letters/post cards to start. 

Without going into great detail, this POST is with regards to an -ABOUT US- page I have made. I want to keep it brief and simple. I am not licensed but I will work with people who are and cross paths with others, but I will mention something along the lines of: my name and partners are REI who will receive offers and close in 30 days... What do you guys think... should I adjust/expand?? I just am not sure how much into the process of wholesaling you truly want to explain, instead, let them make contact with you and explain the process... correct??

I have links from my Home Page leading to a Sell page(very basic and quick form for owner and low pressure property questions) and Contact page if they have question or concerns to explain more. 

I also have a survey question at the bottom of every page regarding what led them to the site. My number is at the bottom of every page as well, and I made it an emphasis to make every page feel welcoming to reassure the seller as if I were in their shoes during this process. 

LMK if any comments about the ABOUT US page or anything else, as I mentioned, its very basic, but welcoming, peaceful, easy and thanking the seller every chance I can for every click.

Hello ALL. 

I have been reaching out to some R.E. Atty and I am awaiting for a couple call backs from some well respected ones, and others completely disregard being apart of the wholesale situation. I live in the WESTERN MASS area, can anyone recommend a good Lawyer out this way??
