I did some more digging.  It appears the transaction type was changed from friends to purchase by the tenant.  I guess that makes a difference for the fee.

I have been using Venmo for a bit and noticed that my last rent payment I received this morning they charged a fee I think it was 2%.  This is the first time I have seen this and it was applied to only this 1 person this month and they have paid me before with no fees.  I called and asked my tenant if he changed any setting on his payment this month and he has not. Does anyone have any experience/knowledge with this?

I am looking at a 4 unit property for investment only meaning I am not going to live in it. I have called several lenders and they are all saying I need 25% down maybe I could do 20% but probably would require 25%.  Has anyone found lenders that would let you put down something less than 20% for a 4 units that you will not be living in at a competitive interest rate?

Perhaps your accountant was talking about Real Estate owned for non investment purposes ie primary residence or vacation house where you have costs to hold the property every year.

I remember in the early 2000's there was an article on the back of Forbes magazine how gold was a terrible place  to put your money and over the last 100 + years it had performed way below inflation.  At the time gold was trading around less than $300 per ounce, and less than 10 years later it was over $1800.  I find it interesting how depending on where we are in a cycle the numbers can rather quickly to support a point one way or another.

@Scott R. Fahl I was confused by your search.  Am I reading this correct.  1 property was purchased in 2011 and the other was in 2008.  So one house was held for 5 years and another was 8 years??

I think the Portland Maine market in general has been strong over the last several years and depending on the neighbourhood there prices have gone on average up 50% to 100%+ on multi family properties. Inventory of properties has gone down a lot of the last several years as well.  From when I bought my 4 plex in Portland compared to now there is about 75%-80% less inventory.  That being said rents are coming up as well and you don't have much of a problem finding a qualified tenant for your rentals which help out with the cap rates.  I think there are still good deals out there but certainly not as easy to come by as several years ago.

I had a tenant break both drawers and the door racks in my refrigerator.  The tenant is contesting the charges I took out of the security deposit stating it is normal wear and tear.  

I am wondering if what others think about charging for this type of damage?

I put in my first offer today on a place to test the waters.  Townhouse in Surrey.  There were 12 offers on it.  We didn't get it.  

@Kris Mcfarlane a cooling in the Vancouver single family housing market? What does that mean like 19 offers instead of 20 on a house?
